(2022) Stamp Duty and Registration Charges in Noida & Greater Noida

In this article, everything is explained you need to know about the stamp duty and registration charges for selling or purchasing a property in Noida and Greater Noida markets.  The real estate industry of Noida and Greater Noida are two of the most affordable housing destinations in the National Capital Region (NCR).  Data available with honestbroker.in shows that the average rate of the new property in these markets stood at Rs 3,922 per sq ft in 2022, after undergoing modest price deflation due to the impact of the coronavirus pandemic on India's real estate sector.

Even so, the property buyers in these markets have to pay more stamp duty than buyers in neighboring Delhi. The Uttar Pradesh (UP) government is yet to decide on any such reduction, despite several directives from the central government to reduce stamp duty and registration charges in Noida and Greater Noida following the coronavirus pandemic.

Remember that the buyers have to pay a certain percentage of the value of the property as stamp duty so that it can be registered in the records of the government. They will also have to pay 1% of the property value as a registration fee to complete the paperwork.

Stamp Duty for Women in Noida and Greater Noida

Where many states provide significant benefits to women through lower stamp duty rates, the UP government offers them a standard deduction of Rs 10,000 on the total stamp duty.  So, if a woman has a total stamp duty liability of Rs 1 lakh, she can get the property registered in Noida and Greater Noida for Rs 90,000.

How to Know Stamp Duty and Registration Charges

Let’s try to understand by example:-  The stamp duty and registration charges applicable on property worth Rs 50 lakh for male and female owners in Noida & Greater Noida.  Suppose a man and a woman buy two adjacent properties in the Twin Cities.  The total cost of the asset to them would be the following:

CASE 1-

Stamp duty for man = 50,00,000 * 7% = Rs 3,50,000

Registration Charge = 50,00,000 * 1% = Rs 50,000

Total value of the property = Rs 50,00,000 + Rs 3,50,000 + Rs 50,000 = Rs 54,00,000

CASE 2-

Stamp duty for a woman = 50,00,000 * 7% - Rs 10,000 = Rs 3,40,000

Being a woman, she gets a discount of Rs 10,000 on the total stamp duty.

Registration Charge = 50,00,000 * 1% = Rs 50,000

Hence, the total cost of the asset = Rs 50,00,000 + Rs 3,40,000 + Rs 50,000 = Rs 53,90,000
