The State government of Telangana established the Telangana 2BHK housing scheme, popularly known as the "Dignity Housing Scheme," in 2015 to meet the housing needs of the impoverished sectors of society. Despite initial setbacks, the affordable housing project finally gained steam and is expected to house 5.72 lakh low-income households in the State by 2024.

 

The Telangana Government, led by K Chandrasekhar Rao, proposed a residential project for the underprivileged sector of society in 2015 under the name Telangana 2BHK housing scheme, following in the footsteps of the Central Government's cheap housing project. To the State's urban and rural poor, however, the State administration pledged free residential units, valued between Rs 5 lakh and Rs 8.65 lakh, in contrast to the Centre's subsidized housing program. 

Telangana Double Bedroom Housing Scheme Highlights

The authority projected 5.72 lakhs 2 BHK flats in Hyderabad across 31 districts in October 2015. The Greater Hyderabad Municipal Corporation (GHMC) alone plans 2 lakh units for a double-bedroom scheme in Telangana. Peddapally, Nalgonda, Suryapet, Yadadri-Bhongri, Vikarabad, and Jangaon are additional districts, as are Nagarkurnool, Sircilla, Nagarkurnool, Wanaparthy, Medak, Sangareddy, Siddipet, Nizamabad, Kamareddy, Adilabad, Mancherial, Nirmal, Jagtil, and Kar The project had chosen the majority of the State's slum districts.

Eligibility Criteria: Double Bedroom Housing Scheme

Under the Telangana 2BHK housing scheme, only families below the poverty line (BPL) living in kaccha houses/huts or rented properties are eligible for free homes. Additionally, only the female household member would be authorized to receive the units. Selection Process under 2 BHK Housing Schemes

● Gram Sabha gives the invitation for the application

● The list of all the eligible candidates is scrutinized by Gram sabha and also shared with the tahsildar.

● That list of beneficiaries is reviewed by the District Collector and then submitted for final approval to Gram Sabha.

Two bedrooms, two bathrooms, a hallway, a kitchen, and two lofts for storage would all be included in the 430 square feet of carpeted space that make up each unit. Percentage of Reservation in the 2 BHK housing scheme

Candidates with impairments can only apply for 5% of these units. In metropolitan areas, there is a reservation of 17% for SCs, 6% for STs, 11% for minorities, and the remaining 65% for others. Minorities only receive 7% of the housing units in rural areas, with 50% going to SCs and STs. The remaining 43% is available to other people.

Total Units Covered under the 2BHK Scheme with a Price Range

According to a memo from the principal secretary of the government to the managing director of the Telangana State Housing Corporation, a few of the areas where construction has not yet started on many units are Alampur, Gadwal, Devarakadra, Jadcheria, Mahbubnagar, Achampet, Kollapur, Nagarkurnool, Makthal, and Naryanpet. This information was provided as of July 2020. However, despite administrative penalties, 9,953 units have yet to begin. In the meantime, the government has approved 1,500 extra homes for Wanaparthy Assembly Constituency and 856 additional homes for Balkonda Constituency in Nizamabad District for 2020.

 

But moving forward, some change is predicted. These 2BHK properties in Hyderabad might be finished in 40 days instead of the 150 days that have hitherto been the norm. The GHMC is now preparing to use tunnel form construction technology, allowing a 10-story building to be finished in less time than typical. The Keesara Mandal's Rampally village, where 6,240 units must be constructed on 41 acres, will be the initial testing ground for this technology.

 

According to K Suresh Kumar, an officer on special duty for the GHMC, one story can be built utilizing the new technology in 30 to 40 hours. This is the first time a government program is considering such technology.

Due to the state government's consideration of the building of vital infrastructure, the cost of the entire unit is greater (including infrastructure). The project's anticipated total cost is Rs 18,000 crores, of which Rs 3,230 crore has already been approved. Additionally, assistance with infrastructure development from the Centre has been asked for. The basic infrastructure, such as the roads leading up to and within the buildings, the electrical and water supply lines, the drainage and sewerage systems, etc., will also be taken care of.
